How to Choose a Remodeling Contractor in Houston: 10 Questions to Ask

Choosing who to let into your home for a kitchen or bathroom remodel is the biggest decision of the whole project. It matters even more in Texas, because the state does not license general contractors or remodelers — only certain trades such as electricians and plumbers need a state license (Texas Farm Bureau Insurance). That means it is up to you to vet them. These are the 10 questions to ask every Houston remodeler you consider.

1. Can I see projects like mine?

Ask for photos of finished kitchens or bathrooms similar in size and style to yours — ideally real before-and-after photos, not renderings. (Here are ours.)

2. Are you insured?

Ask for a current certificate of general liability insurance, and how workers on your project are covered. This protects your home and you if something goes wrong.

3. Who does the plumbing and electrical work?

Those trades require state licenses in Texas. Ask who performs them and confirm they are licensed.

4. How are permits handled for my project?

Whether a permit is needed depends on your scope of work and your city or county. Ask which parts of your project may require one, and who is responsible for it under your contract — see do you need a permit to remodel in Houston?

5. Who will manage my project day to day?

Find out who your point of contact is, how often you will get updates, and who is on site.

6. Do you help with design and selections?

The best results come when layout, cabinetry and finishes are planned together. Ask whether design guidance is included or an extra.

7. What is included in the estimate?

Compare estimates line by line: demolition, materials, allowances, permits, cleanup and disposal. A much lower bid often leaves things out.

8. What is the timeline and payment schedule?

Ask for a realistic schedule and a payment plan tied to progress. Be cautious with large up-front payments before work starts.

9. What warranty do you offer?

Get the labor warranty in writing, and ask how materials are covered by their manufacturers.

10. Can I talk to past customers or read reviews?

Read recent Google reviews and ask how the company handled problems, communication and cleanup.

Red flags to watch for

  • Pressure to sign the same day
  • Cash-only or large deposits up front
  • Unclear answers about permits your project legally requires
  • No written contract or a vague scope of work
  • No physical address or insurance proof
